Action on the electricity front up at Alva St today. Blocking off half the road as they worked. On Wednesday 11 September Anne, Ian and Claire met with Pene and David Morris from Roxburgh who were interested in the process of acquiring land and developing our Cohousing neighbourhood. Pene is looking for ways in which the community in Roxburgh might develop the former Roxburgh Children's Health Camp for community living of various forms. The site has been land banked for Ngai Tahu. Longer term, she is very interested in buying a unit in HighSt Cohousing. We talked about the way in which our project got started. She is keen to know who our contacts were in Ngai Tahu, who she might talk to there. We also explained that the impetus for High St Cohousing came from the public meeting and seminar that Robyn Allison ran. Is this something that some of us might do in other locations in the future? Pene asked if she could come to a meeting, to get a feel for how our group works and to understand more about Cohousing. I would like to invite her to our next meeting.

High St Units - Pull down ladder for attic space

Hi all H and D Units Owners: As you are all aware, the H units and D units (upper level) have a small store area built into the roof space. The current design of your units has access to this attic space via a hatch in the ceiling. You will need a portable ladder (aluminium?) to climb up into the ceiling. At our last site meeting, Bill the foreman commented on the very decent storage space the loft of our units have, and that he was wondering if we want to install retractable ladders, as it is easy to install them at present. For your information, the Alva units have an Attic Ladder from Sellwood that retails at $799 on the supplies website ( https://www.sellwood.co.nz/product/regular-range/r28-attic-ladder <https://www.sellwood.co.nz/product/regular-range/r28-attic-ladder> ). This ladder is very sturdy and suitable for frequent access. Sellwood also have an economic range of Attic Ladders for $399 ( https://www.sellwood.co.nz/product/economy-range/ft30-attic-ladder <https://www.sellwood.co.nz/product/economy-range/ft30-attic-ladder> ), which should be adequate for the High Street Block, as their attic space is definitely only crawl space and will most likely be frequented much less. We would expect the installation to cost around $100 (? TBC), and there may be a credit if we replace the Attic Ladder for the existing Attic hatch cover. Can you please indicate if you are willing to spend around $500 extra for an Attic Ladder. If there is enough interest we will file a cost request with S&W. We will confirm with you the final cost and proceed with a variation (private variations) to be paid by owners of each unit. We would like to proceed wiht this asap as progressing with attic structure for D1 and D2. Please get back to me by Friday with your expression of interest. At the moment, D5 (Maria/Juan) and D6 (Rainer/Marianne) are interested in having a pull down ladder. A Body Corp meeting was held at the Centre for Sustainability Seminar Room at 3pm 24 August 2019. A good number of cohousing members turned up including Anthony and Anna. We were formed in different small groups to brain storm and discuss about different body corporate rules. After the workshop, a few members joined Rainer, Anthony and Anna to the construction site, followed by a meal together in a Chinese restaurant. 2. A meeting with Lawyer Anthony Hamel was held on 5th September 2019 evening at the Centre for Sustainability Seminar Room for interested cohousing members, discussing about the tips of preparing to sell a house. Jan sent an email on 6th September 2019 to share the meeting notes. Agenda Items: 1. PCG Update * Site meeting update from Rainer's email on 30 August: Things are progressing well. S&W are focusing on the 15 high street units, trying to close in as much as possible. The mains electricity cable has been laid along Alva Street and is sticking out at our entrance. The easement on our neighbours section has been surveyed and it is now up to the plumber to replace the drains. Juan and I met our lawyer Simon Milne on site yesterday and spent 3/4 hour explaining layout and where the 24 units are (15 High, 6 Alva, 3 Common) and all the common areas. Additional comment by Rainer: Simon Milne told us that he went to High Street School in the 1970's, the old brick building, "no, not in this new school (our common house)". 2. BCG Update 3. Legal Liaison Group Update 4. Pull down ladders for H & D units (see Rainer/Maria's email) 5. Drainage installation on Rosemarie and Megan's section (see Rosemarie's email) 6. Formal vs General Communication channels for shareholders (Gay) Proposal: 1. current Shareholders email address be used for formal communications (e.g. meeting minutes, agendas, notice of important decisions, payments, etc.,) only. 2. we have a second emailing list and use it as a forum for discussion prior to - and/or in addition to - meetings. (I could elaborate on reasons but that can wait till Thursday). 3. the second "general communication" could be WhatsApp (but that doesn't seem to appeal to all), or a general email address like shareholders, or one of the systems Sander and Jan looked at. 7. Does this need to be added to things to discuss or included with common meals part? Have asked jan but she has nothing to help from her usa experience. Most of the social events we have been to at high st school with ucol have included wine etc. Once common meals start how would this be handled? * Byo? If someone just wants one glass hard to see how they organise taking one glass and having the rest to take home for the next meal. some members won't be able to afford to pay for a bottle and get only one glass each meal. * Pay for drinks? Which could breach laws re having a licence * Have a licence for common house? We were in the fire brigade for years and the whole time there was some sort of discussion going on about this. never resolved. And tbh most brigades are breaking the laws by not having a licence. after something bad we usually stopped at the station for a debrief and, for those who wanted it, a drink. Which was either free, and you don't generally offer a fireperson free drinks, or paid for. with no licence to sell. The same applies to serving soft drinks but no laws involved but eg do children or non drinkers pay extra for meal to cover soft drinks? Regds roz

Meeting Pene and David Morris, from Roxburgh, interested in how we've gone about securing land and finance, Passivhaus and the rest.
