Interior paint finishes, 3 options


Hi all

Just a reminder up front: all ceilings will be finished white and all other surfaces will be under coated. If you don’t want Wrens to do the final paint job, go to OPTION 3.

At the site meeting on 5th June 20 it was confirmed that Wrens can put the top coats on after the units have been signed off by UCOL. Sign off happens after everything (but the top coat) is installed, including carpet, kitchen etc. It is expected that the units get sign-off in batches as they are finished, while S&W is still on site finishing other units and site works. 
Wrens has allowed in their quote for masking etc (see quote below). No other paint contractors will be allowed on site while S&W are still there.

OPTION 1

If you want to use Wrens for the finishing coats, please contact them directly, and make a contract with them for your individual unit. (You can discuss 2 to 3 colours with them and other extras (more colours, wallpaper) at extra cost.). Take the quote below to Wrens, they can paint your unit after it has been signed off, and you will need to pay them directly. If you are not happy with their finished paint job, you will have to deal with Wrens directly

OPTION 2

We are considering the option to include the finishing coats for trim and/or walls white throughout (shade of white to be decided by each individual Unit owner) painted by Wrens as a variation through S&W. If you were to opt for this, the cost is about 8% above Wrens quote, which is S&W provisional and mark up. The advantage with this option is that Wrens can put the finishing coats on before sign off, (without floor coverings and fittings installed). You don’t need to contact, organize Wrens for the job. If the UCOL sign-off team is not happy with the paint job, we (UCOL) go back to S&W to rectify. The disadvantage is that it’s all white and 8% more. But the job will be definitely done before you move in. This will be a client request variation.

OPTION 3

You paint yourself or organize a different painter to do the job. The only disadvantage of this option is that you will have to wait till S&W has finished with everything and moved off the site. As I have mentioned before, there will probably be a month time between S&W finishing and our possession date.
