Hello all. This is the LTMP, and a spreadsheet with associated calculations. As you can see, it's quite a large document - 16 pages. Many of the pages are for ongoing maintenance records, so this is meant to be a working document that is updated whenever Toiora does major maintenance work. We are NOT required to have the document in this format, and we may decide to change it in the future. However, for now, I will attach it to the Body Corp rules as an "associated document", rather than a schedule. Let me know if you spot any errors. With the cash flow calculations - I'm ignoring inflation in this initial calculation as there is cash accumulating from interest on deposits to offset it. Regards Min

Kia ora Toiora I had high hopes of being able to cancel this week's meeting because of an empty agenda, but at the very thought items came pouring in. As usual I've been pretty disorganised this week so please let me know if there is anything that has been left off and I'll endeavour to get a final agenda out before midday Thursday. Thanks to all who put their names forward to show their willingness to serve Toiora on the Conciliation Team and special appreciation for Warren and Marianne for their work on the selection of our inaugural Conciliation Team. Outcome of process to select members of Conciliation team for Toiora High St Cohousing

Greetings all: re Outcome of nominations for members of the initial Toiora High St Cohousing Conciliation Team. After putting the nominations received through the Meek STV system, the following five people are supported to form this first team: Anne Thomson, Donald Shand, Gay Buckingham, Sander Zwanenburg and Kristin Jack. Nominations were received from more than 90 percent of those eligible to participate. Comment: Most people (apart from those racing to meet the deadline) indicated a good number of people they felt comfortable with ( nine +). This bodes well, in that in addition to these five who will formally comprise the initial Conciliation team, it appears that there are a wide range of people that members already feel comfortable discussing difficulties and from whom they could seek informal support. As agreed, all nomination forms have been destroyed. It's great to have this team in place as we prepare to move into Toiora together. Toiora High Street Cohousing Agreement

Hi All, Here's the current version of the Agreement ready for discussion on Sunday 22nd November. A few changes have been made to incorporate the Conciliation Team, and a late merging of the 'Commonhouse' and 'Social' subcommittees. There is space on the RH side to make notes ready for discussion. This is a living document so it is expected that the text will change during conception, and over time. That is its strength. Looking forward to hearing your views on the 22nd. Cheers Warren
