While we are on the subject... thought min had a draft pretty much done with just a few left in the hard basket. Last night remembered the list we had sent of the things covered in the body c for another property we owned. That reminded me at least some of the things in that haven't been mentioned at all. The list is below. Namely caravans. This could sometime be important in case someone thinks they should be able to use a parking space for a caravan. Another thought was trees. Haven't reread my list but think it included keeping trees below a certain height 1.2m??? which could be important. Earthsong have some things in their body corp doc. Frances was using this as a guide for our own I think. The aim of the rules it to let people have maximum benefit of their homes without upset and without reducing their resale value. Etc etc Can bring the hard copy if people interested but this is a list of the key words. Have excluded the ones that obviously won't affect us. Reading them, and realising they have been thought up for a reason highlights how easy it would be for someone to upset other owners. One we were talking about this morning was what is to stop someone who uses a motorbike riding into the common area to park next to their unit? Ok: No non residential use No disrepair No untidiness No rubbish No subdivision Must repair damage to common areas No unsightly machinery No stockpiling of earth etc No advertising signs except estate agents' No living in unfinished houses Tree height allowable No commercial use No animals except limited cats and dogs No caravans parked No tents Access for body corp No corrugated iron, post and wire etc fences No fences taller than 1.2m No plastic sheets or tarpaulins No unintegrated garages Graffiti to be removed within 5 days No out of the ordinary satellite dishes etc No bright colours eg on doors (sorry marianne yellow no go here) A lot of rules, but guess they have been developed from experience, and a lot do make sense if you are trying to create a place where people can enjoy themselves. Internet connection

This is a report on where we are up to with the internet connection. Today I signed the agreement with Chorus to connect fibre directly to each home. After initially quoting us $34,500, they have reduced the cost to $15,755 (Prices include GST). On top of that cost, there will also be some extra cost from S&W as the installation was excluded from our build contract with them. We are going ahead with this option because it is what was planned, and several people want fibre connections independent of any group connection. There is also a shared connection option that I think we should consider. Chorus will own the cables that are put in to each house, and they can only be used for individual connections. If we put in a shared network while the trenches are open, we will have cables which we own, and can use to share out one or more internet connections between all the houses or all participating houses. The main reason for doing this is so we would be able to have lower performance, lower cost internet connections. E.g. the cheapest fibre connection you could get in your home would be about $60 per month, but a slower shared internet connection might be feasible for $10 or $20 per month. It's also possible a shared connection would allow cheaper high performance connections as well. I priced the conduit and cables required pretty conservatively at around $6000. There would also be an installation cost from S&W. If we install both network, then all houses will be able to connect to either the shared network or Chorus (or both). I would like to see us agree to installing both at tonight's meeting. Installing both would entail producing a design and getting it costed by S&W along with the Chorus proposal which is ready to go. Hi everyone, I agree with the recent emails from Claire & Miriam. From reading the minutes I have sensed the tension that has arisen from "the conflicting demands of running a company doing a million-dollar project versus the time-consuming consensus-communal approach and need for people to ‘feel heard’." It would be much better if the head decisions were separated from the heart decisions. We are a diverse group and at times it will hard to get along - but the more we talk openly with each other the more we will understand others' points of view. I feel sure that there are many differing ideas around which parts of our shared lives will be covered by implied compulsion and obligation. We need to at least skirt around a range of issues and see which ones matter. I'm still on track for joining you all in Dunners in the first few weeks of July, and very much looking forward to participating in these discussions. Cheers Warren

Tena koutou, Thank you to Min and Frances for their preliminary work. I was new to the group when the rules were discussed and did not feel confident enough to participate. Ka pai Rainer...I agree with you. We need to do more work together on Body Corp. rules. Sharing thoughts and ideas on this will deepen our understanding of each other which can only be helpful for the future. Ka pai Anne... I agree with you about a more on-the-ground, organic approach to shared meals as we begin to live together. I also agree with you about clear expectations being needed about participation in preparation of meals and working bees. Mahi on the Body Corp Rules is the best way to achieve this. Some of us are totally and immediately confident in big groups, others need to establish relationships of trust and warmth before we can feel confident. I suggest we continue with our fortnightly meetings and have an alternate week, less formal meeting for those wanting to work on the Body Corporate Rules. Nga mihi, Miriam
