Thanks for these docs. nervous at the idea of inductions only every three months. When we find tenants both we and they will be hoping for a faster induction if this can be arranged. Am sure DCC will feel the same when selling A2. Suggest inductions be held more on an as needed basis. The group could go years without needing one once the last two units are occupied.
Can the doc for joining process for tenants be tidied up so it doesn’t overflow by only one line onto the second page? Thanks roz

Hi Roz
On the basis of the induction workshop he held on 20 July, I think we will be able to respond to the need for having an 'induction' for prospective tenants or buyers quite rapidly. Holding one for an hour before a Toiora meal makes it straightforward for someone attending to stay on for the meal and meet more of the people who live here - that is really important, not for us to 'vet' them, but for them to get a feel for who we are and how we do things.
We had planned another event for this coming Saturday 28 August, but that was stymied by Level 4. I would think that initially we could be looking at holding an induction event every month or two - for periods of our life when there were no units available for sale or rent, holding them every three months is probably enough.But we will be able to respond rapidly to need as it arises.
The DCC have been working with us as they prepared to put A2 on the market, and so far as I know are engaging with people who have already been to an induction in their tendering process.
If you have people who are looking at renting your unit but who have not had a chance to meet any of us, please let us know and (as soon as we are allowed to - Level 2?) we can do a mini-induction with them. Or we probably could do something on Zoom if necessary

The one thing I had a question about in the one page "Joining Process for Tenants" was the suggestion that tenants sign the BC rules. I don't think it's a good idea for tenants to sign the body corporate rules, since the BC rules are not an agreement with the tenant.
Under NZ law, each tenant in a unit title development is bound by the body corporate rules whether they agree to it or not. Unit owners are responsible for ensuring tenants follow the rules.
It probably makes sense to make the tenant aware of the rules and use "you will be required to abide by" instead of "you will be required to sign" the rules.
Regarding the Cohousing Membership Agreement, I don't believe the group ("Toiora") can require tenants to sign it. But as owners, we can all agree that we won't let the property unless the tenant agrees to/signs up to the membership agreement. So therefore the requirement to sign up to the Membership Agreement should be in the tenancy agreement. And we could say something like "under your tenancy agreement you will be required to become a member of Toiora and abide by our membership agreement". It's just being clear about where the authority to require them to sign comes from.
The child safety policy I genuinely have no idea about. I suspect it isn't legal for us to "require" this. Probably the we should supply them with it and either use "you will be required to abide by" the policy, or "we request that you sign to show you agree to" it.

Hi all: one thing that stood out for me from the Induction we attended in 2016 was Sandy speaking to the Child Protection Policy. He said ‘ we know this isn’t legally enforceable, but we would expect you to sign it anyway’ or words to that effect. ( Jan, Roz and Michael and ourselves joined after that Induction).
I liked how clearly he put it and hope that remains our intention as a group. To my mind anyway, child welfare trumps adult rights tub thumping any day.
