Site meeting - possible last one

Hi all. Today we had a site meeting. *SW have indicated that their final day on site will be on the 5th of MARCH. * This would only be possible weather permitted and assuming that all things are aligned for final inspection (all trades certificates, as-built plans are submitted, etc.). And assuming that the second round of defects inspections is done AS SOON as builders say that the site and the common house are ready to be inspected (possibly next week). Builders need to work on those defects, so it needs to be done asap. Most things related to the first inspection have not been addressed yet... The admin group will need to review the schedule to report on our estimated settlement date. I don't have information on possible settlement date (so please don't ask me that). Kia ora koutou Toiora/UCOLers, As our PM might say - kia kaha atawhai - be kind, be strong. One of my mentors recently reminded me that 'moving house' is regarded as one of life's very stressful events. I looked it up on the Social Readjustment Rating Scale (SRRS) that psychologists use, & indeed on a scale of 43 stressful life events, getting a mortgage comes in at #20, changing living situation at #28, and moving at #32. Some of us are facing all three & frantically tidying up their houses & packing etc, plus have these uncertain dates & bank arrangements hanging over them. Gay also pointed out to me yesterday that many of us will be working our way through a grief process as we say goodbye to old neighbourhoods & houses, ones in which we may have spent many years & built up treasured memories. All difficult & challenging stuff. It made me think that it might be good to name this, & once again encourage everyone in our meetings & emails to be kind/gentle both with themselves, & with each other. It's so easy when we're under stress to over react, or try to shift our stress by blaming others when things aren't going exactly the way we hoped they would (or at the pace we hoped!). Someone can say something that triggers a reaction in us, & part of us wants to discharge all our pent up stress by focusing it all on that person - they become the lightening rod (or in a worse case, a scapegoat) for our stress or worry. Letter boxes – information collated to date

Hello all There is no time to design/build our letterboxes and it will cost more. Local, bespoke manufacturers are too busy even to provide a price so we need to buy off the shelf – and order them as soon as possible as they might take a few weeks to arrive. We have a budget of $2,400K and Maria says we could add a bit more for contingency if needed. That number was based on 100$ per unit. So any extras for parcels and common house should be on top of that. If we concentrate on getting the letterboxes (25 of them but without a number 13) we can design/build a parcel box to hang next to them further down the track. Box Design in Christchurch are in the process of developing one which will have a hinged, swinging top (like the after hours return one at the library) and a locked base to which all could have access keys. It will be available in about three months. In the drawing below you will see concept Tim’s original drawing We have been unable to source or order a bank of boxes that looks like this but you can see what the wall on which we will erect the letter boxes looks like. A few options: ONE: Box Design in Chch can supply us with an aluminium, powder coated bank of 25 boxes for $3800 pus GST (and probably plus cartage) but they would stick forward (sort of horizontal, rather than vertical) from the wall, as below Metware in Tauranga could 3 x banks of 4 x 2, 4 x 2, 5 x 2, plus GST, plus design fee of $500, plus cartage for 5700.00 I have gone back to them with Tims suggestion of the illustration below but three boxes high and nine wide. I have yet to hear back from them Alternatives We could erect 25 individual later boxes from say Mitre10 Attached is a letter box of same width and height but not as deep (310 h, 260 w, 90 d) costing $115 Total = $2875 (without parcel box, and plus installation). This could end up looking pretty much like Tim's concept drawing. And there two other similar, but deeper ones, both costing $87 Total = $2125 (without parcel box, and plus installation) These two however have a newspaper space below them, but to access the newspaper would mean big gaps between boxes and aesthetically I think we would want them in close proximity to each other. Also I’m not sure about available colours. Advantages of individual boxes. Cheap (we might get a discount for order of 25, making them cheaper still), We could order and have them in plenty of time, and have time to install them prior to taking up residency, We are still free to get the good hinge-top parcel box from Box Design when they have it on the market. Because we haven’t invested a fortune we are free to change them in a few years if we wish. My own choice would be a cacophony of designs, styles, colours, sizes, in glorious abandon: a glorious mish-mash of fun, however I realise there is not likely to be a lot of support for that! I thought I would update people with what I have heard about possible moving dates and early access arrangements so far. The directors will discuss most of this tomorrow at our meeting, and on Friday there will be a site meeting that may give us a better handle on the finish date. Settlement Date In the mean time, I believe the earliest date we might settle, as already discussed, would be the *12th of March*. This is what people should be telling their banks and Kiwisaver. The factors that influence the date are: * Stevenson & Williams and subcontractors finishing the build (Practical completion). Stefan our project manager says "they're very close" but they aren't saying when, and did not provide us with an updated work program. So /my *guess*/ is this could take anything from another week to another month to finish, putting the finish date between the 24th of February and the 12th of March. * Issue of titles. There are no formal timeframes for this, but the lawyer says they have been taking about 3 weeks. This was applied for last week, so our best guess is it will be ready around the 5th of March. * Issue of code compliance by the DCC. This has a statutory limit of 20 working days (plus extra time for council queries) once we apply, but we won't be ready to apply until the major outstanding siteworks are done, at least a week away before we can even apply. Stefan says though the council will probably be quick and issue code compliance within a few days of applying. My /guess/ for the earliest date we could get this would be around March 3rd, if the siteworks and the council process both happen quickly. (There is no limit to how long this might take, if we run into problems with the kerbing for example and that took a month to sort out, then the council was slow and picked up some defects that needed to be remedied for compliance, then it could push that out until April or even May.) * The time for lawyers (and purchasers and their banks) to prepare for settlement. This is currently set at 10 days (after the later of title and code compliance) in our Sale and Purchase contracts, so if both of those come through by March 5th (remember that's optimistic), then settlement would be set at March 15th. HOWEVER, the contract also says that if we all agree, then we can alter the settlement date, e.g. we could make it just 3 days after we receive code compliance if we wanted. So the earliest possible settlement date (allowing for the weekend) would be March 10th. This will need a resolution signed by all purchasers, and to convince everyone's lawyers to do it. * The time for Kiwisaver funds to be ready. Since (I assume) people who need this are telling Kiwisaver funds the settlement date is March 12th, we won't be able to settle before that date. So you can see that the earliest possible date for settlement would be March 12th, and a pessimistic scenario would put settlement in May. And we will be in a position to give a better estimate after Friday. But don't wait to make sure everything you need as a purchaser is prepared for a possible March 12th settlement. Early access The admin group have not met again yet. Information collected by Marianne shows 11 out of 24 units want to do their own painting and fixtures (10) and/or or store gear in their units (2). It will be very much easier to paint before we move gear in. Not everyone will need to do this before settlement though. It seems like probably 5 - 8 units would be very keen to have that access before settlement, the others could probably be flexible and do it after settlement. It also looks like around 9 units want to arrange access for contractors (or themselves) to do work before settlement, for wardrobes, curtains and painting. Remember, contractors can already be doing work from now if they get an arrangement for access. I assume people who need this have already talked to someone on the PCG?? and it is underway. If we want to do our own work before settlement, it has to happen after practical completion, and there will likely be at least a week of opportunity for that. We still need to sort out what we need to do to make sure all stakeholders are comfortable with this. Unit Inspections You will be able to do an inspection of your unit before settlement, per normal practice when buying a house. We will likely discuss this more at the next group meeting. Again it will be after practical completion and before settlement. UCOL To-Do list * Arrange an agreement and any other required documentation (e.g. shareholders or director's resolutions) to shorten the lead time to settlement from 10 days, should we want to do that. * Work out how to make sure stakeholders are comfortable with early access for finishing work, and storage. * Arrange for unit inspections. Hi everyone, as you might know, we need charcoal filters installed in our rangehoods for them to function properlyThe rangehoods did not included these when they were purchased, so I'm now collecting money of each one of you to cover for the filters... Filters for the telescopic powerpack in-built rangehood HS60LXW4 (Alva St. units, all C units, all H units and M1 and M2 units) are $48.2.Filters for the chimney rangehood HC60DCXB3 (all D units and M3) are $33.2.Could you please transfer the amount bellow to the Montpellier Social Club Account (Kiwibank) 38-9019-0885655-00, using your Unit number and "filters" as the reference so that I can keep track of the payments coming in.Kind regards, Sara

This was received from westpac by broker, despite having replaced the old body corp rules with the final version. Westpac have come back: Unfortunately credit have made it clear that we don't have appetite for these particular apartments/complex. I am aware that BNZ will lend against them.
