Hello all For discussion at the next group meeting in 2 weeks (22nd July): Proposal to have a $1 charge per use for the shared Washing Machines in the laundry container, to pay for the electricity consumption. The dryer has a charge of $1 for 30 minutes And the Sauna has a charge of $3 per use I feel it is fair that washing machine users pay their own electricity use. The electricity rate for a load of washing is calculated like this: >From Google, washing machines generally use around 1500 to 2000 watt on a warm water wash (although the new energy efficient ones can be as low as 500w on a cold water wash). For a wash time of around 1.5 hours, and at $0.27 per kWh, this comes to between $0.61 and $0.81. So it seems reasonable to have a charge of $1 per wash, which also makes it easy for me to calculate every month. Note that the washing machine charge as proposed, is not intended to include any replacement cost of the machine, although extra cash collected above the amount needed for electricity consumption could certainly be put towards a fund for new machines. Also please note that the Long Term Maintenance plan does not currently have any amount for replacing appliances. There is a sum of $2500 pa for maintenance and repair of the interior of the common house, including chattels, but this sum is primarily meant for plumbing, electrical and building repairs, and not meant for buying new equipment. People can send me their thoughts on this before the next meeting. But I do not intend to conduct a discussion over email, so may reply only briefly to your message Regards Min

Traffic safety on Alva Street exit

Hi folks, We’ve had this email from a family friend regarding what they describe as a near miss at that exit. Note it could just as well refer to a visitor as a resident, but it raises an important safety issue. Maybe the signs group could take this on. I would suggest a caution line painted on the driveway as a possibility. But meantime… a reminder to everyone. It will be easy to be watching right as it requires extra time looking past angle parks, by which time something could be whizzing up the hill to the left. Cheers Rosemarie > We were driving past one evening and someone coming out of that driveway didn’t look or probably couldn’t see us coming given all the parked cars on the road (they were turning right towards High st). It was a close thing to be fair. Anyway thought I’d mention it just to suggest one of the road mirrors opposite might work wonders.

Defect repairs

Greetings everyone, Here’s a brief update on progress in working through the defects people have reported in their units. Yesterday, Stevenson & Williams was on site for a run-down of the complete list. There’s been confusion between the original list dating back to April and a second series of defects that have come to light as we’ve settled in. Many of the original defects have been dealt with and yesterday some from the second list relating to doors and windows (the speciality of Stretch, the highly competent and likeable—not to mention tall—builder who was here yesterday) we’re fixed. We’re now in the process of combining all oustanding defects into a single list, which S&W will assign to the various tradies (plumbers for leaks, painters for scratched doors, carpet layers for floors, eHaus for glazing, etc) who’re qualified to sort them out. We’ll keep you posted on when that will happen. Thanks for your patience. Anthony and Juan

Common House organisation

Hi everyone, The Common House group is keen to make progress with our communal areas and to do that, we need to move things out which are taking up space. We have identified the following as things we do not have a need for: In the main room: 1. The remaining blue sound panels - 4 large plus a number of pieces. (Thank you to all who completed the sound board installation on Sunday.) In the boys’ toilet area 2. Metal shelving 3. Insulated ceiling panels (we plan to keep 4) 4. Wall mounted heaters 5. 1 standing black heater Please indicate if you see a need for any of these things and if so, where they would go. We would like to start getting rid of them from tomorrow. There are also 2 wooden chairs which belong to Claire but which would need glue and screws to make them safe. If anyone can work with Claire to do this work, please let her know soon.
