Revised draft Toiora Cohousing Agreement

Hi everyone Here's a new draft of our Cohousing Agreement - version 4.0 I have tried to shift the foundation from being a consequence of the Covenant, to now being more of a statement of joint intent. As others have said, our Agreement is enforceable only by continued communication. It is a living document and as the community develops it must change to serve the purpose of its time. At the end of the main text (page 8) there is a statement that we, and new tenants, and new owners, sign. Putting one's name on paper, and then acting accordingly, and trusting others to act accordingly, is what this Agreement stands on. The current changes are in light blue. They are the result of pending changes to the Body Corporate document, plus a clarification around different levels of membership. It may seem like a cop out to defer the detail in some areas, but I believe there is so much more pressing work to do, and on those 2 issues it would be best to get more data/see how things go before committing to a stance. I'm looking forward to discussing this on Saturday 30 January. Cheers Warren

Hi all: I always hesitate to reply all but did so on this occasion, only to find it only went to Alex!! So here goes: Hi team: a rare time where I 'reply all'. Going back to the meeting, we had a very large number ( 29 green?) supporting getting this document in shape to meet the requirements for the banks so that all our members who require mortgages can get them. I understood that meant simplifying them and taking out a number of schedules, which were duplicates in the main of things that are stated elsewhere. >From what Alex reports, it seems that there's still a challenge around how simple to make this and / or an effort to keep things in that aren't helping us... against the intention of the meeting ?? With time against us, I'm wondering if this is 'cart before horse'. Can we please keep our intention to the fore - !! At the meeting, it was stated several times that its people who will make cohousing, not rules. The Body corp rules can be amended annually. Thanks to all those who've worked on this. There has been discussion about the source and quality of the soil, and whether it might contain contaminants, heavy metals or pesticides and and its suitability for growing vegetables. The most we know is that 'Soil is coming ex a site in Milburn, was cut from a paddock, so is pretty much virgin soil from a paddock that grows good grass’. If anyone wants to halt the delivery until we can source soil of a known and acceptable quality then they should say so now. Personally I would prefer to wait for a different reason: I am hoping that once we are in residence the group might consider having an in-house, permaculture workshop, confined to Toiora members only and led by Jason Ross of Habitate www.habitate.co.nz<http://www.habitate.co.nz> . The idea would for him to help design our productive space and guide us in instituting permaculture principles – and that may include assessing source, quality and placement of acquired soil, keeping in mind potential positioning of raised beds,'no dig' preparation, etc. I have run the idea past a few members and they like the idea too, and in fact I intend attending his open workshop on 13 and 14 February to get me started. Hi Gay and all Thanks for doing this. Some time ago we talked about different people coordinating different spaces and wondered if that ought to be in this list too? I remember some time ago I sent Warren an email saying I’ve got a projector and projector screen for use in dining hall for movie nights as I thought he’d coordinate that part and I’d be happy to help him. Happy also to help with or co-lead office setup and/or workshop although I remember Rainer saying the workshop will “sort itself”. Regarding stuff to swap etc before move in - there is already a spreadsheet for that and if someone wants to coordinate and push more actively id be happy to assist if needed. Regarding communication; happy to help here but don’t see work here unless and until we start with Gather. On that note happy to help Min with setting that up if needed. Best Removals will collect and deliver to our units if we have access to Toiora, but if necessary, they will also collect and STORE our things till we have access and then deliver. Cohousing - Unit Numbers

Hi all, The DCC has come back with a proposal for our unit numbers that is slightly different from what we suggested. They are happy to remove the number 13 but would like a sequence for houses that have direct access from Alva St and High St. This does not affect what we had proposed for Alva St but it does affect the order we had proposed for High St Block. See attached plan provided by DCC (PDF: 25 Alva St). I am happy with the proposal suggested by DCC. I have also attached our original proposal approved by the group (PDF: HSC NUMBERS). Let me know what you think we should do. Should we get back to the DCC saying that we are happy with their proposal? I would like to get back to them asap as this is part of our unit title process. In addition, we thought that we could have a reference to the units numbers in the pedestrian access (between Alva St Block and High St Block), so visitors can find their way... We can discuss this further in due course. That’s why we tend to use the Unit Number in the first instance, it’s the easiest way to meet the addressing standards. If I recall correctly the mail boxes are all going to be together at the Alva Street entrance, so there’s no issue there. So it comes down to a logical numbering sequence so the units are easy to find for visitors, couriers, emergency services etc. The numbering of the units facing Alva Street works, but not the ones facing High Street. As I understand it the units coloured red and blue are accessed from the High Street side (i.e. that’s where their front door is) and the yellow units are accessed from the internal courtyard. (I go down High Street in the bus and see the lovely coloured doors). However I may be incorrect on this and they may all be accessed from the internal courtyard – which would affect what I have proposed below. If that is the case then numbering the red and blue units sequentially works better and the yellow units sequentially from the other side would work better. So 7-16 (missing 13) for the units facing High Street and 17-22 for the upstairs units accessed from the internal courtyard. See the attached scan.
